Law  Your booking is governed by Scottish law and is subject to the exclusive jurisdiction of the Scottish Courts. The booking confirmation and these terms and conditions represent the entire agreement between Ramnee Hotel and the client.

Prices  Prices are per room per night and include full breakfast and VAT at the current rate. The Hotel reserves the right to alter prices for any reason up to 2 weeks before your arrival date.  Prices quoted for holiday lets cover the duration of your stay and do not include breakfast unless pre-arranged at an additional cost with the Hotel

Availability All rooms and rates offered by the Hotel are subject to availability and the discretion of the Management. Limited numbers of suitable rooms may be allocated to individual rates, packages or promotions. When these allocations are taken up, remaining rooms may be offered to the client at a higher price.

Bookings  Private bookings must be guaranteed by a major credit or debit card or by payment of a deposit. Bookings for the holiday lets require a £250 non-refundable deposit at time of booking with full payment due on arrival. At the discretion of the Hotel, or for some promotions or packages, full pre-payment may be required. Booking agency or travel agent bookings may be guaranteed by fax, email or in writing. Commission rates must be negotiated and agreed in writing prior to booking. The Hotel reserves the write to refuse commission on bookings without agreed rates. Confirmation of bookings by a client shall be deemed acceptance of these terms and conditons

Arrival and Departure Check in time is after 14:00 on day of arrival in the main Hotel and after 16:00 for the holiday lets. Departure time is 11:00 on day of departure. Early arrivals and late departures may be arranged with the Hotel but cannot be guaranteed. The Hotel reserves the right to charge one full nights stay for unauthorised late departures.

Cancellations, Amendments and Non-Arrivals  Should the client/agent cancel a confirmed reservation less than 24 hours prior to arrival (after 2.00pm day prior to arrival) the Hotel reserves the right to impose a cancellation charge of 100% of all accommodation charges. 

Group Bookings If four or more rooms are booked, the following cancellation charges will apply:

For cancellations received:         3 months prior to arrival - 10% of accommodation costs

                                             1 month prior to arrival - 25% of accommodation costs

                                             1 week prior to arrival – 50% of accommodation costs

                                             less than 1 week prior to arrival – 100% of accommodation costs

Group cancellations must be made in writing and will become effective on the day received by the hotel, if sending by email or facsimile please request a receipt of cancellation. Should there be any diminution of total rooms booked from those intimated in the client booking the hotel reserves the right to charge in full based on the date the changes are received by the hotel. The company will endeavour to mitigate its losses by promoting availability of the date/s. If successful in the re-selling of the date there will be no charge incurred by the client

For Holiday lets - cancellation received less than one month prior to arrival date, the Hotel will impose a cancellation charge of 100% of accommodaton costs. For cancellations received more than one month prior to arrival date, the non-refundable deposit of £250 made at time of confirmation will cover cancellation costs.

Total and Exclusive Use of Hotel Accommodation  If hotel accommodation is reserved for total and exclusive use, or more than twelve bedrooms are requested, the Hotel reserves the right to impose an appropriate cancellation policy dependent upon the individual circumstances. Clients will be informed of this policy at the time of booking.

Cancellation by Hotel In exceptional circumstances it may be necessary to cancel your booking. In this event we shall make all reasonable efforts to offer suitable alternative accommodation or refund of any sum paid which shall constitute final settlement of any liability we may have to you as a result of cancellation.

Payments Room accounts must be settled prior to departure in full. Most major credit / debit cards are accepted. Payment by cheque will only be accepted by prior arrangement at time of booking at the discretion of the management. Any payment made by cheque must be received by the Hotel more than 5 working days prior to arrival.  Holiday lets will be charged a non-refundalbe £250 deposit at time of booking with the remainder of the balance due on arrival.  Accounts may only be forwarded for payment on completion by the Client and formal acceptance by the Hotel of an application for credit facilities, which may be withdrawn at any time. Credit facilities are not offered to private individuals. 

Smoking  In line with Scottish Law, the Hotel operates a no smoking policy throughout the interior of the Hotel. Designated smoking areas are provided within Hotel grounds. The Hotel reserves the right to add a charge of up to £200 to room accounts for cleaning and any damages caused as a result of non compliance with the No Smoking Policy

Pet Policy Pets will be accepted at the discretion of the management at time of booking. We reserve the right to refuse any pets deemed to be unsuitable including dangerous dog breeds.  Service animals accompanying guests with disabilities are always accepted and are permitted in all areas of the Hotel.  Domestic pets must be fully trained and kept on a leash in the Hotel and grounds. Domestic pets are not permitted in the public areas of the Hotel including dining room, lounge and bar.  Guests are responsible for providing bedding, appropriate protective floor coverings and cleaning up after their pet. Guests are responsible for any damages or personal injuries relating to their pet and agree to indemnify the Hotel, it's owners, employees and other guests against any damages or injury suffered as a result of their pet.  The management reserve the right to refuse or evict any pet causing a disturbance, or deemed unsuitable at any point during the guests stay.  Any damages or cleaning costs will be charged to guests account.   

Discrimination and General Behaviour  It is the policy of the Hotel not to discriminate on the grounds of race, colour, nationality, creed, sex, marital status, age, ethnic origin or disability. Clients, their employees and guests are expected to adhere to this policy, the Hotel may, without incurring any liability to the client, remove from the Hotel any person or persons from the Hotel

Statutory Requirements The Hotel is subject to statutory controls , including those relating to fire, licensing, entertainment, health, hygiene and safety. These requirements must be strictly adhered to by clients, their guests and representatives.

Comments and Complaints  Any comments or complaints should be made direct to the duty manager at the time of visit.

Force Majeure The Hotel will not be liable for not fulfilling its obligations if failure to do so is caused by conditions beyond its control including and not limited to Acts of God , power failure, famine, war, terrorism, government intervention or any other reasonable act.

Liability Other than for death or personal injury caused by the negligence of the Hotel, the Hotel's liability to the Client is limited to the price of the booking.

Unless the Hotel is liable under the above clause, the Client indemnifies the Hotel from and against any and all liability and any claims, proceedings or damages resulting or arising from the booking, event or function, the Client, guests or any outside contractors of the Client. The Hotel will not be liable for failure to perform to the extent that the failure is caused by any factor beyond its reasonable control.

The Hotel does not accept responsibility whatsoever for damage to, or theft from, or theft of, vehicles parked on the hotel premises.

We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act, omission, default or neglect of the Clients, their guests or sub-contractors to the hotel's property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to guest's credit / debit card, or send an invoice for the amount required to make good or remedy any such damage, to the registered address. We will however make every effort to keep any costs that the guest would incur to a minimum.

Third Party Liability The Hotel does not accept any liability for services rendered by third parties to Clients notwithstanding that such services may be arranged by The Hotel. Any claim, demand, charge, suit or damages which may be I ncurred by the Clients or their guest (or any person claiming thereunder) shall be made directly with such third parties and The Hotel shall render all reasonable assistance in this regard.

Insurance The client is recommended to have and is responsible for insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money.

Data Protection The information provided by the Client may be processed by The Hotel for the purposes it has notified to the Information Commissioner. By confirming a booking or enquiry, the Client consents to this processing of the information. The Hotel respects the privacy of every individual who visits our website. The data collected about you will be used to firstly fulfil any service you might request e.g. to request a brochure, make a booking etc and secondly to improve how, as a company, we serve you.

We will under no circumstances give your personal data to third parties. However, unless you specifically ask us not to (and this option is always given) we will use your data to send you further information from The Hotel. Any e-mail sent to you will always provide you with the option to unsubscribe. This is in accordance with UK Data Protection Legislation.

When making a booking, your credit card or billing account details are only retained for the purpose of handling that individual transaction, unless you ask us to keep these details for future purchases which you may make through us.

In order to process a booking or enquiry, your Personal Information and payment details may be passed to third party service providers and, where we are lawfully requested to do so, regulatory authorities. Such third party service providers will have access to the personal information needed to perform the relevant service. They may not, however, use your personal information for any other purposes and are required to process your personal information in accordance with the Data Protection Act 1998.

For your protection we are registered under the Data Protection Act 1998 and have given all appropriate notifications to the Information Commissioner.
